Bridging Finance

Traditional bridging finance is a form of short-term property finance commonly used to bridge a funding gap, for example between the purchase of a new property and the sale or refinancing of an existing property. It can also be used to fund renovation, refurbishment or development works.

Bridging finance is typically secured against property and can provide access to funding where speed or flexibility is important. It may be appropriate for property acquisitions, auction purchases, refurbishment projects or transactions where conventional longer-term mortgage finance is not immediately available.

Light or Heavy Refurbishment Bridging Finance

Refurbishment finance is designed to fund the renovation or improvement of property and can accommodate projects ranging from light refurbishment through to substantial works. It is commonly used by property investors and developers acquiring property for renovation, resale, refinancing or retention as part of an investment portfolio.

Funding requirements can vary considerably depending upon the property, the extent of the proposed works and the intended exit strategy. Griffin Fiduciary works with a range of specialist lenders to explore appropriate bridging and refurbishment finance options, comparing available rates, terms and funding structures to identify solutions suited to the particular project.
